𝟏. 𝐍𝐨𝐭 𝐝𝐨𝐢𝐧𝐠 𝐭𝐡𝐞 𝐫𝐞𝐬𝐞𝐚𝐫𝐜𝐡 𝐟𝐢𝐫𝐬𝐭 𝐨𝐧 𝐚𝐧 𝐚𝐜𝐜𝐮𝐫𝐚𝐭𝐞 𝐡𝐨𝐦𝐞 𝐞𝐯𝐚𝐥𝐮𝐚𝐭𝐢𝐨𝐧.
First things first, you need to know how much your current home is worth.
You need to know two numbers. The 100% for sure bottom line value for your home, and, the possible range and realistic range upwards. The most important number is the for sure number. We want to be very conservative in this number. However the market is very hot so this number may even surprise you by how high it is.
The main thing is having all the information to make very informed decisions.
𝟐. 𝐍𝐨𝐭 𝐠𝐢𝐯𝐢𝐧𝐠 𝐲𝐨𝐮𝐫𝐬𝐞𝐥𝐟 𝐞𝐧𝐨𝐮𝐠𝐡 𝐭𝐢𝐦𝐞 𝐭𝐨 𝐩𝐫𝐞𝐩𝐚𝐫𝐞 𝐲𝐨𝐮𝐫 𝐡𝐨𝐦𝐞 𝐟𝐨𝐫 𝐬𝐚𝐥𝐞.
I always say to my clients, “we don’t want you having a heart attack!”
We want to make sure in this transition it is not stressful, we want this to be a good experience and giving you enough time to prepare is very important for maximizing your sale price, and, for your stress level. A little stress is okay because it gives us the motivation to act.

Sometimes, most of the time, finding your ideal home first is ideal. Then you know where you’re going, how much it cost, when the closing date is, etc.
That excitement pulls you forward, in most cases.
When you know what you want, how much it will cost, etc, this will be very helpful. As they say, knowledge is power.
𝟒. 𝐍𝐨𝐭 𝐥𝐢𝐧𝐢𝐧𝐠 𝐮𝐩 𝐜𝐥𝐨𝐬𝐢𝐧𝐠 𝐝𝐚𝐭𝐞𝐬 𝐰𝐞𝐥𝐥.
This is one of the most important factors, for sure.
You don’t want to be homeless or without a plan for this transition.
